 Frequently Asked Questions regarding Property Management

  • We specialise in providing pristine quality accommodation for our business clients on a short to medium term basis whilst they are in the area, therefore we work with landlords to guarantee their rent to be able to accommodate our ever growing list of clients. This is a time consuming service and we are experts at what we do, therefore we are able to charge the guests a nightly rate throughout the month that will exceed that of the rental payments and our other operational costs. This is a win-win scenario as the landlord gets their pre-arranged rent paid each and every month in a hassle free fashion and have their property thoroughly maintained, whilst we are able to provide high quality accommodation for our clients

  • We look after maintenance.Any repairs that are required due to the action of either ourselves or our clients will remain our responsibility and we will cover these costs. Meanwhile, just like traditional tenancies we would expect the landlord to look after the general maintenance of the property and its structure. However, as a gesture of goodwill we agree to cover costs of upto £300 a year. So if for example your boiler breaks down that costs £150 we would cover this cost, aswell as arranging for it to be repaired and managing that process, for any costs over that £300 we would contact you to discuss.

  • Yes, as we are typically looking for stable long-term partnerships of 3 to 5 years with our landlords. However, if you feel that you may need the property back at some point, we can arrange adding break clauses into the agreement at certain intervals before finalising the contract.

  • We take on properties of all sizes, however we primarily look for properties ranging between 2 and 5 bedrooms. The properties must be in a suitable condition for us to be able to guarantee rent on, if there are any minor cosmetic and decorative works needed to be undertaken then we will take care of this, this ensures that the condition of your property will be better than it was before you left it with us.

  • Yes. Manchester is the hub of our operations and we are always looking to expand our management portfolio here, however we are also looking at expanding into the rest of the North west & other areas in the UK.
